San Pedro de Alcántara Property Guide: Beachside, Town and Family Areas

Buying in San Pedro de Alcántara can look simple until you start comparing the actual neighbourhoods.

A renovated apartment beside the Boulevard can cost hundreds of thousands less than a beachside home only a short distance away. Nueva Alcántara offers newer residential developments between the town and coast, while Cortijo Blanco moves the search into private villas and premium beachside living towards Puerto Banús.

For families, relocators and second-home buyers, the most useful question is therefore not simply “Should I buy in San Pedro?”

It is “Which part of San Pedro works best for the way I will actually live?”

Dolan Property’s live San Pedro search covers apartments, penthouses, townhouses and villas across these different price points. Browse San Pedro de Alcántara properties

Why Buyers Choose San Pedro de Alcántara

San Pedro is part of Marbella municipality, but it functions much more like a year-round town than a resort enclave.

The difference becomes clear around the centre and Boulevard. Shops, supermarkets, restaurants, schools, medical services and sports facilities serve a permanent population throughout the year.

One of the most important changes to central San Pedro was the opening of the Boulevard on 12 December 2014. Marbella Town Hall records the project at 55,000 m², including 11,000 m² of green areas, 900 metres of cycle lane, six children's play areas and 280 car parking spaces.

That is not just historical background. It helps explain why central San Pedro now works particularly well for buyers who want pedestrian access to normal everyday amenities.

Beachside San Pedro: What the Current Market Actually Looks Like

Beachside San Pedro section

The beachside market is one of the clearest examples of why location matters within San Pedro.

Dolan currently markets Apartment Petunias, reference R5226898, in San Pedro Playa for €649,000. It is a two-bedroom, two-bathroom ground-floor apartment with 92 m², a private garden, communal pool and gated setting. The property was refurbished in 2025.

View Apartment Petunias on Dolan Property

Another live beachside example, reference R5425453, is a two-bedroom apartment at €635,000 with 153 m², parking, communal gardens and a pool. Dolan describes it as close to the beach, town centre and Boulevard.

At the upper end, reference R4992133 is a three-bedroom beachfront apartment marketed at €1.45 million. It provides 231 m², two underground parking spaces, storage, direct beach access, communal gardens, a pool, 24-hour security and concierge service.

View the €1.45m beachfront apartment

These live listings give buyers something more useful than the generic statement that “beachside property costs more”.

For example:

  • Apartment Petunias: approximately €7,054/m²
  • Boulevard apartment R5464087: approximately €4,084/m²

That is a difference of roughly 73% in asking price per built square metre between those two individual live examples. It should not be interpreted as a universal San Pedro beach premium because condition, private outdoor space, community facilities and exact position also affect value. But it does demonstrate how significantly the asking-price structure can change within a relatively compact area.

Who Does San Pedro Beachside Suit?

It tends to work particularly well for buyers who want:

  • The promenade and beach within everyday reach
  • A second home that can be used without driving constantly
  • Communal pools and gardens
  • Gated developments
  • Restaurants and cafés nearby
  • Strong lifestyle appeal for eventual resale

The key is to verify the actual walking route. “Beachside” can cover several streets and developments, and the experience can differ significantly from one property to another.

Town Centre and Boulevard: More Property for the Budget

The town-centre market solves a different problem.

Instead of paying primarily for beach access, buyers gain everyday walkability.

A current Dolan example on the San Pedro Boulevard, reference R5464087, is marketed at €388,000. It is a fully renovated four-bedroom apartment with 95 m², south-west orientation and sea views. Dolan states that restaurants, cafés, shops and services are immediately accessible and that the beach is approximately a 20-minute walk away.

Another live central property, reference R5126908, is a four-bedroom penthouse marketed at €399,000 with 95 m² plus a 25 m² roof terrace. The listing places it 50 metres from supermarkets, 700 metres from Plaza de la Iglesia and 900 metres from the San Pedro health centre.

View the central San Pedro penthouse

That is the central San Pedro proposition in practical terms: four bedrooms can currently be available around the €400,000 level, while comparable budgets on the beachside market may buy fewer bedrooms or less space.

For permanent residents and relocating families, that trade-off can be worthwhile.

Nueva Alcántara: Modern Homes Between Town and Beach

Privacy and Security

Nueva Alcántara is particularly relevant for buyers who want modern construction without giving up access to either the centre or coastline.

A useful live example is SALVIA II, a new residential scheme in Nueva Alcántara. Dolan currently shows three- and four-bedroom units from around €940,000 to €1.545 million, with facilities including indoor and outdoor pools, gym, sauna, underground parking and gated access.

One unit, reference 588-01443P, is a three-bedroom, two-bathroom apartment marketed at €1.25 million with 117.17 m². Dolan describes supermarkets, shops, pharmacies, medical services, restaurants, tennis and padel facilities as being close by.

View the Nueva Alcántara SALVIA property

For families, Nueva Alcántara also has a highly specific education advantage.

Laude San Pedro International College is located at Urbanización Nueva Alcántara, Avenida de la Coruña 2. The school offers British and Spanish curriculum pathways and states that the beach is less than one kilometre from its campus.

This is the kind of local detail families should use when choosing a home. A property that makes the school run simple may be more valuable in daily life than another with a marginally better sea view.

A Real Family-Oriented San Pedro Example

Dolan currently markets a three-bedroom apartment in Los Almendros 1, reference R5231548, at €535,000.

The apartment has 139 m², three bathrooms and sits in a gated community with tropical gardens, communal pool and 24-hour security. The listing states that the development was built in 2001 and places Laude San Pedro International College immediately nearby.

This is a useful example of the family market because it connects property features directly to daily requirements:

  • Three bedrooms
  • Gated security
  • Pool and gardens
  • School proximity
  • Puerto Banús around ten minutes away according to the listing
  • Established rather than off-plan construction

That is more meaningful to a relocating family than simply labelling an area “family friendly”.

Cortijo Blanco: The Premium Villa Alternative
Cortijo Blanco Luxury Villas section

Cortijo Blanco changes the budget and the property type again.

The area sits between San Pedro and Puerto Banús and attracts buyers who want villas, beach access and more privacy without moving into the marina itself.

One of Dolan's most specific current examples is BeSeven, reference 588-01136P.

The four-bedroom, five-bathroom villa is marketed at €4.1395 million, with 792.42 m² built on an 815.9 m² plot. It forms part of a gated development of only seven villas, with 24-hour security and walking access towards the beach and Puerto Banús.

View BeSeven in Cortijo Blanco

Nearby BLUME by Marein is even smaller, with only three contemporary villas. Dolan currently shows prices from €4.29 million to €4.79 million.

These named developments provide much stronger evidence than saying that “premium villas can cost more”.

They show exactly what the current luxury end of Cortijo Blanco looks like.

Buyers comparing this lifestyle with marina living should also review current Puerto Banús properties.

Guadalmina: Golf, Families and More Space

Guadalmina expands the choice further west.

A current Dolan apartment in Guadalmina Alta, reference R5347318, is marketed at €585,000. It provides 138 m², three bedrooms, a large terrace, garage parking, several community pools, landscaped gardens, children's play space and security.

Another active development, Breeze, contains 34 apartments and penthouses with two to four bedrooms in Guadalmina Golf. Dolan lists facilities including a gym, outdoor pool, underground parking, private gardens and frontline golf positioning.

That makes Guadalmina relevant to buyers who want:

  • Golf
  • Larger apartments or villas
  • Family communities
  • More outdoor space
  • Established landscaping
  • Easier access west towards Estepona

It is less suitable for someone whose main priority is walking into central San Pedro every day.

Schools, Healthcare and Daily Family Infrastructure

Nueva Alcántara Family Living section

Families should look beyond property listings and test the infrastructure they will actually use.

Laude San Pedro International College sits directly in Nueva Alcántara on Avenida de la Coruña and offers British and Spanish educational pathways.

San Pedro also has its own public health centre at Avenida Príncipe de Asturias, listed by the Andalusian Health Service as operating from 08:00 to 20:00 Monday to Friday, with its reference hospital being Hospital Costa del Sol.

These are concrete reasons central San Pedro and Nueva Alcántara can work particularly well for relocators.

A second-home buyer may prioritise the promenade.

A family living here for nine months of the year may care more about the journey to school, supermarket, doctor and sports facilities.

How to Choose Between Beachside, Town and Family Areas

Choose San Pedro Playa if the beach and promenade are central to how you intend to use the property.

Choose central San Pedro if you want shops, restaurants and normal town services on foot while keeping the purchase budget below many prime coastal alternatives.

Choose Nueva Alcántara if you want newer construction, family infrastructure and a position between the centre and sea.

Choose Cortijo Blanco if you want a private villa and premium beachside environment closer to Puerto Banús.

Choose Guadalmina if golf, larger plots and established residential communities matter more than central walkability.

Buyers specifically looking for houses can use Dolan's San Pedro houses-for-sale search, which currently contains villas, townhouses and semi-detached homes.

When viewing a property, check:

  • Community meeting minutes
  • Pool and garden maintenance
  • Security arrangements

Real Buyer Proof From Dolan Property

Dolan publishes named client testimonials rather than only generic claims about service.

One particularly useful example comes from Roy & Cath. After agreeing a sale and deciding to downsize, they say Deborah from Dolan took them through more than 30 property viewings before they found and successfully purchased the right home. They specifically recommend the agency for expatriate buyers because of its understanding of the Spanish process and bilingual support.

Another buyer, Yvonne Eskenzi, says she explained exactly what she wanted and Dolan found a suitable property within two weeks, after what she described as a twenty-year search. She also highlights Dolan's help with negotiations and introductions to lawyers, builders and project managers.

These testimonials are not presented as San Pedro transactions because Dolan's published testimonial page does not identify the locations of those purchases. Using them as location-specific case studies would overstate the evidence.

What they do prove is the buying process Dolan clients have actually experienced: requirements defined, multiple properties compared, negotiations handled and professional introductions coordinated.

Why Work With Dolan Property on a San Pedro Search?

San Pedro is not difficult because there is too little choice.

It is difficult because the same budget can lead to completely different decisions.

A buyer around €650,000 might compare a renovated beachside apartment with a larger inland home. A family around €1 million may be deciding between a new-build Nueva Alcántara apartment, a townhouse or Guadalmina. A buyer above €4 million may be comparing Cortijo Blanco villas with Puerto Banús or the Golden Mile.

The right shortlist therefore needs to be based on how the property will actually be used.
