Finding a home where you can realistically walk to the beach, supermarket, pharmacy, restaurants and everyday services without navigating a motorway junction or relying on a car is much harder.

Two homes only a few kilometres apart can provide completely different daily routines. One may put cafés and supermarkets outside the front door. Another may technically sit “close to amenities” while requiring a car for almost every journey.

The everyday town infrastructure is.

For a permanent resident, that may be the more valuable combination.

The Boulevard Is Measurably Pedestrian-Oriented

San Pedro's Boulevard is not simply a marketing name for the neighbourhood.

It does not automatically mean the property offers San Pedro-style access to a full town centre.

That distinction should remain clear.

Villacana: 200 Metres From the Beach

A second current Dolan example is a three-bedroom townhouse in Villacana, reference R5380201, marketed at €499,000.

The beach is walkable.

It does not prove every everyday journey can be completed without a vehicle.

Costalita: 150 Metres From the Beach

Another Dolan listing in Costalita provides even more specific evidence.

That makes selected Costalita properties particularly relevant to second-home buyers.

But move inland across the A-7 and the pedestrian experience can change completely.

This is why a New Golden Mile search should be conducted by development and exact side of the road, not just postcode.

4. Estepona Historic Centre: Strong All-Round Walkability

Estepona Town Hall completed the transformation of Avenida España into a pedestrian boulevard in April 2024.
