2021 was a bumper year for property throughout the Costa del Sol. With sales not only back to pre-pandemic levels but set to exceed them, 2022 is starting out to be even better. We are seeing a huge demand for all categories of property, apartments, townhouses, detached villas. Whether it is a holiday getaway destination or a family home you are after - Marbella is the place to be.

 

What’s not to like about Marbella. There are beautiful beaches and lush green spaces. For visitors the restaurants and nightlife go hand in hand with excellent resort amenities. For permanent residents there are several first-class multilingual schools, an international airport just 30 minutes’ drive up the coast, and an eclectic cultural calendar. It has an average of 320 days of sunshine a year, is set in the foothills of the Sierra Blanca, sheltered by the slopes of the coastal mountain range - no wonder so many people have decided to make their forever home here. 

 

In February the Sur in English organised and hosted a round table event, ‘Marbella town planning - present and future’ at which experts in property, real estate and the town hall came together to discuss the current property climate and why the Costa del Sol, and Marbella in particular, is such an attractive place to visit, live and invest. The town’s mayor Ángeles Muñoz was quoted in the SUR in English as stating - “Marbella has seen investments, projects, and house construction triple since 2019. The Marbella model must be one to visit and invest in.”

 

Visitors to Spain from all over Europe, and other parts of the world, have always seen the Costa del Sol as a tourism hotspot and now Malaga (only 30 mins drive from Marbella) is emerging as a hub for European business with Vodafone, Google, and Citigroup all recently opening new offices in the city.

 

The pandemic, and lockdown has had an impact on how people view their houses and apartments. They are now seen not only as a place to live but as a sanctuary, a safe place - somewhere to relax and entertain, and for many also a base to work from - with online working from home and telecommuting a growing trend.

 

There were some concerns that Brexit would have a huge negative impact for British buyers, but that has not proved to be the case. The Registrars Association 2021 report stated sales in the third quarter of last year increased by 8% on the previous year.

 

This could be because there are no restrictions on non-EU citizens buying property in Spain, and if the purchase is more than €500,000 the buyers are eligible for a golden visa – which amongst other perks, also allows free movement throughout the Schengen area.

 

However, for the first time since official sales data was first released, the British are not the biggest group of foreign buyers in Spain - Germans have overtaken them. There has also been a rise in several other nationalities including the French, Belgians and Eastern Europeans purchasing property, and the Costa del Sol, as always, remains popular with the Scandinavians and Dutch.
